Reservations

When you wish to confirm a reservation a non refundable deposit of 25% of the total cost becomes due. Payment of the balance shown on the confirmation invoice is due at least 10 weeks prior to the first date of occupancy, or if your booking is made within this period you will have to pay the full amount immediately.

If you do not pay in full by the date shown on the confirmation invoice we reserve the right to cancel your booking if we so wish which will make you liable for cancellation charges as set out in the table below.

If you cancel your accommodation, the lead name on the booking must advise us in writing by post, email or fax immediately. Verbal cancellations will not be accepted. If you cancel you will be liable to pay the cancellation charges set out in the table below. Cancellation periods are calculated on the date your cancellation is received by us at Lowerys Vacations Homes, PO Box 750, Northampton NN2 8WH. Email - info@thinkflorida.co.uk Fax - 0870 836 2096.

We strongly advise guests to arrange cancellation insurance.

Any reservation is only final once the reservation deposit has been collected by Lowerys Vacation Homes (LVH) and final confirmation has been issued. The final booking confirmation will show arrival date, number of night's stay and departure date. Guests are advised to check this information for any discrepancies or amendments. Guests must notify LVH of any discrepancies within 24 hours. Your confirmation will include a booking reference number. Please refer to this number in any communication.

Changes of Reservation

Upon request and wherever possible LVH will make minor changes to the reservation at no cost to the guest. The guest understands that changes to date/or upgrades may incur additional cost according to the price category of the home and/or applicable seasonal rates. Unless specifically agreed by LVH in writing, our cancellation policy will apply for all changes. All changes will remain at the discretion of LVH.

LVH are not responsible for changes in furnishings, bedding arrangements and equipment made by the homeowner.

Property Amendments

There may be reasons such as maintenance issues etc. where a change in property from that original allocated to a guest is necessary. In the event of such an occurrence for whatever reason, the guest will be notified as soon as possible. The replacement property will always be of the same category of home or higher. However, the guest must appreciate that these homes are owned by individuals and therefore vary in the facilities offered. LVH cannot guarantee that the replacement property will offer identical amenities but the property will be in the same category of home or higher.

Complaints

Any complaint regarding the property, services, damages or missing items etc. must be reported IMMEDIATELY to LVH in writing. LVH can only endeavour to find an appropriate solution to such issues if the complaint is registered. All complaints made after the return date cannot be considered.

Check In

Check-in to the property is 4pm or after on the date of arrival. The guest is required to complete a Housekeeping Report (Inventory) and return to the offices of LVH within 24 hours of arrival at the property. Failure to return the Housekeeping Report (Inventory) will be deemed confirmation that the guest accepts the property as found and accepts responsibility for all damages or losses found at the property provided such losses or damages are considered beyond normal wear and tear and this will be at the discretion of Lowerys Vacation Homes.

Facilities on Arrival

The properties offered by Lowerys Vacation Homes are for short term rental and are provided on a self catering basis. LVH will provide complimentary toilet tissue, starter soap etc. Once these items are used it is the guest's responsibility to replenish them.

Matters needing attention during stay

In the event that issues arise whilst a guests is staying in a property then this MUST be reported to the Florida office of Lowerys Vacation Homes. Any complaints will not be considered if only reported once the guest has left the property. If the guest reports any issues by personally visiting the offices of LVH then in all cases they will be given a written acknowledgement of these issues which will include a ticket number for each issue. If the issues are reported over the telephone then a ticket number will be quoted for each issue. Without this either written acknowledgement or quoted ticket number then it will not be acknowledged that the issue has been reported.

Check-out

The guest must check out no later than 10am on the date of departure. All keys must be returned to the offices of LVH. In the event that it is found that the guest has not departed the property by 10am on the date of departure then there will be a penalty charge of £50 plus 1 day's rental.

Limitation of Liability

Each of the properties offered by Lowerys Vacation Homes has a guest information guide. It is the responsibility of the guest to read the guide upon arrival at the property. The guest is required to ensure that they have read and understood the contents and advice given. LVH will provide additional information and advice upon request on the assumption that the guest has initially read and understood the comments in the Guest Information Guide.

The guest's occupation of the property is subject to the following:-

  • LVH will not accept liability for equipment failure and/or services provided within the property. If issues arise in this connection then the guest must notify LVH immediately so that LVH may take remedial action.
  • LVH will not accept liability for stolen or lost personal property belonging to the guest throughout the rental period. Guests are required to immediately notify the police of any lost or stolen item. If such items include those relating to the property and not belonging to the guest then LVH must be notified immediately.
  • It is a condition of occupancy of the property that no children under 18 years of age are left alone in the property and that children are supervised at all times.
  • LVH or representatives instructed by LVH may enter the property at any time for the purposes of maintenance issues and security. LVH will provide notice to the guest prior to gaining access to the property provided such notice is possible.
  • LVH do not accept liability for the failure of a pool heating pump to provide adequate heating where the outside temperature falls below 55 degrees Fahrenheit. Most pool heating pumps are set by the manufacturer to operate at air temperature levels of 55 degrees or above. Failure of the pump to provide adequate heating due to that reason is regarded as an act of nature and therefore no liability is accepted or refund given.
